In this Design and Build (D&B) scheme, 16 houses were constructed on a brownfield site owned by the Parish Council. The project also integrated a new community centre within the residential plans, addressing local community needs. The houses were of Timber Frame construction, featuring various design types with high specifications and finishes, including garages and gardens. One challenge we faced was gas protection, due to a landfill site opposite the site, we had to create a 2m deep trench along 250m of the boundary of our site, to protect the ground from any gas coming from the landfill. This would have been a problem and potentially caused delays, if not for early engagement and risk detection. Due to this investigative work at early stages, we were able to forward plan and include this work within our scheduled programme, thereby not delaying the project, and utilising our in-house groundworks plant and team, reducing costs. Despite several challenges including the site being accessed off a single carriageway, and the gas trenching works, the project was delivered on time and to budget.
