Lea Valley

This industrial unit, managed under a traditional JCT contract, faced unique challenges due to being landlocked on three sides. The project involved demolishing the existing structure and erecting a new steel frame, adding two additional floors. The ground floor was dedicated to studio space for building film sets, staff rooms, and community facilities, while the first floor housed residential units. Early engagement and collaboration with neighbouring units was necessary, and ensured a smooth build process. Further improvements included new drainage, expanded services, and a reinforced concrete floor for increased load capacity. Access was optimised with a double-height roller door and forklift access to both floors. Despite space constraints and logistical challenges, the project was completed on time and within budget.
