Project Scope: New Build 24 Houses

Working for a private developer, our brief was to deliver 24nr new build houses, which were a mix of 2, 3 & 4 bedrooms designed by Holloway Studios. This project was under a traditional JCT contract, with a contract value of £5.6m and programme of 18 months, we successfully delivered this scheme in 2022 on time and to budget. 

The site was located on a disused caravan park, the ground had already been remediated and we were left with large piles of spoil, we crushed all concrete with our in-house plant to use for hard standing. We had to raise the site by 800m and had to include a 12-week monitoring period within the programme to ensure the levels were settling appropriately against sea level. We then created concrete raft foundations with gas membranes and constructed the houses using Timber frame with low level brickwork and concrete based cladding. 

We had to create and extend the drainage up to the mains in the nearby road, this was also in marshland which meant very deep excavations and presented its own set of challenges. Internally the homes have been finished to a high standard with a medium specification, with double glazing, Juliet balconies and patio doors. Traditional mechanical & electrical systems were specified and installed. We delivered phases 3 & 4, creating all new access roads to the new phases, and during construction used our in-house plant to prepare the rest of the site for the future two phases 5 & 6, which are due to be started in 2024.
