This project consisted of constructing two new blocks of flats. An unconventional approach was adopted as the first block was designed for shared ownership, necessitating a strategic construction sequence allowing access to the second block by driving underneath the first one. The construction process involved erecting the frame of the first building and deliberately leaving the first-floor frame incomplete to facilitate deliveries for the construction of the rear block. Notably, the frame contractor simultaneously constructed both frames, returning later to complete the first floor. The shared ownership block featured two lifts, Photovoltaic (PV) panels, boosted water systems, and a freestanding brick-built plant room, with all services trench-connected from the main supply and dry risers integrated throughout. Regulatory challenges surfaced with the introduction of the External Wall Fire Review (EWS1) form post-Grenfell, mandating an independent inspector to certify fire regulation adherence for higher level flats. This revelation, halfway through construction, led to the reopening of structures for proper inspection and subsequent refitting, ultimately achieving full compliance. The project's architectural complexity included numerous balconies, community liaising for work on neighbouring building balconies, and significant demolition required for the studio and ultra-modern living spaces. 

L&Q served as housing providers, working collaboratively with them, we managed to create a scheme which was fit for their purposes for shared ownership, but fitted seamlessly with the other privately sold units. We also used cedar cladding to blend harmoniously with the surroundings. The project's completion involved a comprehensive site securing process, effectively addressing challenges posed by neighbouring buildings and community relations. Despite its intricacies, this scheme successfully navigated multifaceted construction demands, regulatory shifts, and community considerations, resulting in the creation of a modern and aesthetically pleasing residential development.
