Project Scope: Four Storey New Build 11 apartments and basement

Contract Value: £3.4m

As main contractor we delivered these 11 high-end residential apartments, the project incorporated sophisticated features to meet stringent fire regulations, including the installation of mist systems in multiple flats. Challenges arose with the External Wall Fire Review (EWS1), requiring immediate communication with the design team and subsequent adjustments to the project timeline. Our works included the demolition of the existing block of flats, constructing the new building boundary to boundary with adjacent residential units. Specialised foundations and a meticulous underpinning sequencing were essential for the Victorian houses neighbouring the site. Despite the challenges posed by the COVID-19 pandemic, construction proceeded, with a focus on protecting neighbouring properties during the underpinning phase. The project featured a sizable basement housing three flats, while penthouse suites were equipped with dedicated lifts, each with a unique access code. The intricacies of the design were further complicated by neighbouring houses leaning over the top, and the site was restricted access wise due to being located on a one-way street within a highly affluent area, with no parking available. This meant that some of the elements of our work including pump drainage and use of a tower crane, required early planning and sequencing, as these stages lead to temporary road closures for example during the crane de-rigging.

Our work included installation of numerous AV automated systems, reliance on Revit for design, and a heavy emphasis on Mechanical and Electrical (M&E) elements, including Mechanical Ventilation with Heat Recovery units (MVHR). Solar panels were also integrated, feeding surplus energy back into the grid. Rainwater harvesting was implemented, utilising collected rainwater for watering planters, further showcasing our commitment to sustainable practices.
