Noble Drive

As main contractor we delivered 81 apartments through this permitted development scheme, converting two office blocks into residential units. The site was parallel to a runway at Heathrow airport which posed its own distinct challenges, prompting innovative solutions and detailed planning at early stages of engagement. The project addressed the inability to open windows due to noise and security concerns by incorporating Mechanical Ventilation with Heat Recovery (MVHR) systems. Innovative diamond saw technology was employed to breach the floor for drainage installation, alongside the establishment of a new electrical supply for the entire building. To ensure lift functionality during construction, generators were installed in both buildings, with decommissioned office lifts refurbished and repurposed for the new apartments.

Prior to construction, meticulous sound tests were conducted, guiding decisions on insulation and soundproofing to meet building regulations. The project's efficiency was further demonstrated by adhering to specified materials, including insulated render. We also utilised the existing thick concrete floor, and not only achieved compliance with current building regulations, but saved the client money by not having to install unnecessary insulation for soundproofing. Overall, this scheme was ultimately successful through early testing, innovative problem-solving, and strategic planning, tailored to the unique challenges of the location and building requirements.
